This report sets out what our own records show about the homes we sold and leased over the two years from 1 October 2024 to 30 September 2026. It is built from the listings Boutique Realty Perth published and later recorded as settled or leased in our CRM. It is not a sample of the whole Perth market: it shows where our clients are and what they sold or leased.
How many homes did Boutique Realty Perth sell and lease?
We recorded 370 settled residential sales and 99 residential leases across the two years.
| Period | Settled sales | Leases |
|---|---|---|
| Oct 2024 – Sep 2025 | 220 | 43 |
| Oct 2025 – Sep 2026 | 150 | 56 |
Sales are counted on the date they settled, not the date the contract was signed. Homes that went under contract in the last weeks of September 2026 and settle later are not in the second period yet, so that figure will rise as those sales settle.
Which suburbs did we sell the most homes in?
Floreat and Hillarys led, with 45 and 40 settled sales. The table lists every suburb with at least five sales across the two years. The other 131 sales were spread across 80 suburbs with fewer than five each.
| Suburb | Oct 2024 – Sep 2025 | Oct 2025 – Sep 2026 | Total |
|---|---|---|---|
| Floreat | 24 | 21 | 45 |
| Hillarys | 21 | 19 | 40 |
| Scarborough | 16 | 10 | 26 |
| Port Denison | 16 | 5 | 21 |
| Karrinyup | 3 | 12 | 15 |
| Dongara | 8 | 7 | 15 |
| South Perth | 10 | 3 | 13 |
| Kensington | 8 | 5 | 13 |
| Mount Claremont | 4 | 7 | 11 |
| Wembley | 7 | 0 | 7 |
| Como | 4 | 2 | 6 |
| Kallaroo | 4 | 2 | 6 |
| Balcatta | 5 | 1 | 6 |
| Innaloo | 4 | 1 | 5 |
| East Victoria Park | 4 | 1 | 5 |
| Subiaco | 1 | 4 | 5 |
Port Denison and Dongara are in the Midwest, where the agency also trades as Boutique Realty Midwest. Floreat, Wembley, Mount Claremont and Subiaco are western suburbs close to our Subiaco office; Hillarys, Scarborough and Karrinyup are on the northern coast.
What size homes sold?
Three- and four-bedroom homes made up 279 of the 370 sales (75%): 146 four-bedroom and 133 three-bedroom homes. There were 38 five-bedroom homes, 34 two-bedroom homes and 11 one-bedroom homes, and 8 homes with six or more bedrooms.
What rents did our leased homes advertise?
Across the 99 homes we leased with a weekly advertised rent, the median was $900 a week. Rents rose with home size:
| Bedrooms | Homes leased | Median advertised rent (per week) |
|---|---|---|
| 1 | 9 | $700 |
| 2 | 23 | $750 |
| 3 | 37 | $930 |
| 4 | 21 | $1,100 |
| 5 | 9 | $1,400 |
By suburb, only four suburbs had five or more leases, so only those are shown:
| Suburb | Homes leased | Median advertised rent (per week) |
|---|---|---|
| Floreat | 12 | $938 |
| Scarborough | 10 | $975 |
| East Perth | 5 | $1,375 |
| Churchlands | 5 | $1,400 |
These are the rents advertised when each home was listed, which is public information. The rent finally agreed can differ.
Why does this report not show sale prices or days on market?
Most of our sellers chose not to make their sale price public, and we respect that. Publishing medians from only the minority of prices that are public would give a misleading picture, so this report leaves sale prices out. For suburb price medians, see REIWA’s suburb profiles or ask us for an appraisal based on comparable sales.
We also leave out days on market. Our records date a sale when it settles, which is usually weeks after the contract is signed, so the gap between listing and that date overstates how long homes took to sell.
How was this report put together?
- Source: Boutique Realty Perth’s CRM (Rex), listings the agency published and later recorded as sold or leased, extracted on 14 October 2026.
- Period: sales settled, and leases recorded, between 1 October 2024 and 30 September 2026.
- Included: residential sales and residential rentals. Land, commercial and rural listings are excluded.
- Privacy: no addresses, client names or undisclosed prices are published. Suburb rows with fewer than five homes are grouped.
- Data download: suburb-by-period counts (CSV).
